Major Industrial Renovation 2005

PROJECT DESCRIPTION

Solon, Ohio August 2005 - This international repeat customer first invited us to assist with the selection of a larger structure for their growing Bio-medical Warehousing, Distribution and manufacturing operation. During the selection process we consulted on various building sites and provided conceptual pricing for the renovation of a Solon Facility which was ultimately purchased by our client.

The phased renovation included the relocation of their Aurora Ohio and Orangeburg New York operations requiring major plumbing, heating and electrical rework of an existing 100,000 square foot empty warehouse facility. Sections of heavy industrial floor slab were cut and removed to make way for hundreds of lineal feet of new below slab plumbing piping. Concrete floors were replaced, followed by tens of thousands of square feet of new heavy duty steel stud/drywall partitions many built full height to the deck 24’ above.

The project required all new electrical distribution, new lighting and the addition of Air Conditioning units to many areas of the facility. All in all, we constructed over 10 different and unique production and work areas all with specific requirements for each different department.

The project was made more challenging by the Owner’s wish to phase the work in order to move operations into the facility as various spaces were completed, often we had to contend with getting trades people and materials into work areas while dodging the 100 person staff and occupied areas. Due to the Owner’s aggressive schedule on various phases, work often progressed 7 days a week.
